PATRIZIA
From portfolio evidence to investor-ready capital decisions
This project shows how using our in-house expertise with the advancement of real-estate specific AI can remove a major operational bottleneck, turning fragmented documentation into a more reliable, scalable data foundation for better decision-making.
The situation
With approximately €56 billion in assets under management, PATRIZIA operates across different real-asset strategies, markets, and investment horizons. Each fund has its own return requirements, capital limits, building risks, and investor expectations. The question is not only how to improve buildings, but where capital should be deployed to protect or create the greatest value.
Working with Optiml, PATRIZIA’s Smart Lab introduced Real Estate Decision Intelligence (REDI) as a complementary decision layer within its existing investment environment. Beginning with two single-investor funds in late 2025, the approach has expanded to more than ten funds and around 70 buy- and sell-side transactions, representing approximately €5.5 billion in reported gross asset value across more than 15 countries in Europe and APAC. The deployment spans the major asset classes (offices, residential, logistics, retail) and investment strategies (core, core+); the two examples below concern offices and residential property.
The challenge
Where does the next euro of Capex create value?
Fund and asset managers already had business plans, technical audits, property data, ESG reporting, and financial systems. But those inputs alone did not answer the capital-allocation question: invest now, defer a measure, pursue a different renovation pathway, hold an asset, or prepare for sale?
For investors, the challenge was equally important. A single recommended plan can obscure the alternatives and trade-offs behind it. PATRIZIA wanted to bring those options into the conversation earlier, including the implications for Capex, value, income, regulation, and exit flexibility, while there was still time to influence the decision.
The solution
A decision layer on top of the systems already in place
Optiml connects building evidence (condition, energy performance, planned measures, leases, and rents) with the fund’s financial objectives and practical constraints. Existing ESG, property, accounting, and planning systems remain the sources of record; the decision layer lets PATRIZIA compare financially relevant strategies rather than reconstruct a plan from separate spreadsheets.
Portfolio and asset teams test alternative pathways against budgets, fund mandates, hold periods, transition requirements, and market assumptions. They can examine whether Capex is justified, which interventions deserve priority, and how choices affect NOI, NAV, yield, IRR, and exit value. PATRIZIA’s professionals validate the inputs, apply market judgment, and retain accountability for recommendations. Investors see both the preferred option and credible alternatives before capital is committed.
The results
One approach, different decisions across fund strategies
Two Core+ fund applications show why the investment objective matters; the figures are indicative scenario outcomes against the relevant reference pathways, not realized gains.
01 | Pan-European office fund: Protect value without overinvesting
For a Core+ office fund spanning 12 assets in five European countries and approximately €800 million in gross asset value, PATRIZIA compared strategies that linked retrofit decisions with hold, monitor and sell options. Rather than pursuing the most capital-intensive pathway by default, the fund could evaluate where investment addressed regulatory and obsolescence risk—and where additional spending offered limited value.
The model identified a 50% lower capital requirement versus a Net Zero reference pathway, while mitigating brown-discount exposure equivalent to 8% of fund GAV. For assets considered for sale, the scenarios indicated 5–8% potential value upside. The analyzed pathway also modeled 20% lower primary energy consumption, with green CapEx of approximately 3.1% of GAV.
For the fund manager, the benefit is capital selectivity: understanding not only which assets can be improved, but where to invest, where to preserve capital and how to protect exit options.
02 | German residential fund: Find income upside at an attractive yield on cost
A separate German Core+ residential fund—eight assets and approximately €300 million in gross asset value—faced a different choice. Its teams assessed where improvements could support rental income, NOI and asset value, and how far each building should be upgraded to justify the expenditure. Optiml compared a maintenance-led reference with more active investment pathways, linking EPC improvements to cost, cash-flow and exit consequences.
In one modeled pathway, NOI increased by 2.3% and rental income by 2%. Tenant energy costs were 10% lower, landlord energy costs 1% lower and energy-use intensity 11% lower, with green CapEx at approximately 2% of GAV.
For asset managers, that creates a clearer basis for prioritizing measures against their expected financial effect. For the fund manager, it makes the trade-off between maintaining income, protecting value and pursuing upside more transparent.
All scenario outcomes reflect specified modeling assumptions and comparison pathways. They are not approved or realized financial results, guaranteed valuation gains, or measured operational savings.
Why it worked
From a static business plan to a shared investor decision
The wider benefit is a change in the investment conversation. PATRIZIA can connect an asset-level measure to its portfolio implications, show investors the alternatives, and explain why a given use of capital is recommended. The technology makes comparisons and updates easier; the asset manager remains responsible for feasibility, timing, and execution.
As budgets, market conditions, financing, or regulation change, the same decision framework can be revisited. The result is a more repeatable way to allocate capital across funds and asset classes, without replacing the existing software environment or the expertise behind investment decisions.
